Leasing Operations Manager, Edmonton

Osgoode Properties Limited, a leader in rental property management, has an opening for a permanent Leasing Operations Manager.  Reporting to the Community Director, the Leasing Operations Manager is responsible to oversee the day-to-day operation of the Leasing Office of a multi-residential rental complex.

As an energetic and career-minded individual, the Leasing Operations Manager will lead a team of leasing agents and will be responsible for:

  • Ensuring a smooth daily operation of the leasing team
  • Addressing all operational issues to ensure all standards are met
  • Supervising, coaching and guiding the leasing team in the completion of their assigned duties and reviewing and assisting in overcoming leasing obstacles
  • Maintaining current knowledge of the market and of competitive buildings; scheduling in-person market shops for leasing team
  • Monitoring model suite readiness and turnover inspections to ensure timely turnover suite completions
  • Scheduling month-end move-ins/outs and coordinating with the maintenance manager
  • Meeting with the maintenance manager to monitor suite turnover status
  • Monitoring budget and rental ratios to meet corporate objectives
  • Actively monitoring A/R reports, collections, evictions, data processing and posting, rent renewals and input
  • Implementing processes to reduce turnover and following up with tenants as needed
  • Assisting with the operation of the site

Requirements:

  • College diploma in Business Administration or relevant field of study
  • 5+ years of experience in residential property management
  • 3 years of experience in office administration, sales and/or customer service
  • 3 years of supervision and management of a team
  • Extensive knowledge of landlord and tenant legislation
  • Strong organizational and analytical skills
  • Ability to manage multiple assignments and deadlines
  • Excellent oral and written communication skills in English
  • Proactive communication with tenants and prospective tenants
  • Ability to solve problems in a professional manner
  • Capacity to deal with sensitive issues
  • Excellent customer service
  • Proficiency using MS Office Suite (Outlook, Word, Excel)
  • Experience using Yardi or a similar database
  • Keeps current knowledge on practices in the market and other buildings in the area
  • Ability to work independently and in a team environment
  • Good conflict-resolution skills, ability to deal patiently, tactfully and effectively with emotionally charged situations and a client base with diverse cultural, educational and socio-economic backgrounds
  • Displays a positive work attitude and is enthusiastic
