    Cleaner – Calgary (3 days per week)

    Osgoode Properties Limited, a leader in rental property management, has an opening for part-time Cleaner.  Reporting to the Building Manager, the Cleaner is responsible for the day-to-day cleaning and upkeep of the residential building. The incumbent is responsible for coordinating and completing all cleaning activities to improve the reliability, safety and quality of the building. Ensures that work is completed on time, to high standards and that all safety protocols are followed at all times. A polished and professional approach to customer service is beneficial in maintaining the Osgoode Properties’ corporate image.

     

    Requirements:

    As a proactive individual, responds to all emergencies and tenant requests promptly and efficiently while performing routine cleaning of common areas and external surroundings. Specifically:

    • Ensures the upkeep of the building and surrounding grounds including but not limited to corridors, lobbies, stairwells, laundry rooms, storage areas and vacated apartments
    • Removes garbage daily and completed litter picks at entrances
    • Responds in a timely manner to building cleaning work orders and emergencies
    • Cleans turnover suites
    • Maintains inventory of cleaning supplies and provides regular updates to Building Manager
    • Assists with snow removal of all exterior building walkways and stairwells
    • Reports required suite repairs and maintenance requirements to the Building Manager
    • Works positively with other employees of Osgoode Properties
    • Maintains a pleasant, friendly and secure place for residents to live
    • 2 to 3 years’ experience in the field
    • Ability to assist with painting, minor plumbing, electrical and carpentry repairs
    • Experience in performing janitorial duties
    • Conversant with Fire Safety Regulations and computerized security systems
    • Experience in dealing with sub-contractors and trades people
    • Exceptional customer service skills
    • Good communications skills in English
    • Ability to work unsupervised and work as part of a team
    • Must provide clean criminal record check
    • Light to medium duty work required, lifting up to 50 lbs.
    • Some evening and weekend work may be required

    Bilingual Rental Agent – Ottawa

    Osgoode Properties Limited, a leader in rental property management, has an opening for full-time permanent Rental Agent.  Reporting to the Building Manager, the Rental Agent is responsible to respond to inquiries from a diverse range of clients and receive prospective rental tenants at the site locations and conduct showings to aid them in coming to a decision on renting with Osgoode Properties. The incumbent provides exceptional customer service and operational support for the residential buildings.

     

    As a proactive individual, responds to all in-person requests for rental information and also coordinates other enquiries by telephone or e-mail. Specifically:

    • Conducts apartment viewings with prospective tenants
    • Inspects all vacant and model suites to ensure show-ready condition
    • Secures high volume of new tenants using proper closing techniques or skills
    • Reviews and completes applications with prospective tenants
    • Assists Building Manager in completing the application review process
    • Prepares lease documentation for approval by the Building Manager
    • Maintains records in the site database (Yardi), including updating lease information, rent collection, rent renewal and resident notices
    • Logs traffic and appointments in Yardi database
    • Maintains site files
    • Prepares and logs work orders (resident service requests) as necessary
    • Professionally and courteously handles all inquiries, feedback, complaints or concerns
    • Consistently focuses on providing superior customer service
    • Understands and adheres to all criteria outlined in the Certified Rental Building program (CRB) and the Crime Free Program (CFMHP), where applicable

     

    Requirements:

    • High school equivalent
    • 2 to 3 years’ experience in office administration, property management, sales and/or customer service
    • General knowledge of landlord and tenant legislation
    • Ability to put all prospective residents at ease when showing apartments, answers all questions effectively and provides all required information
    • Ability to overcome obstacles as presented by prospective tenants
    • Keeps current knowledge on practices in the market and other buildings in the area
    • Strong communication and written skills in English and French
    • General knowledge of computer software systems, including Yardi and Microsoft Office Suite (Outlook, Work, Excel)
    • Ability to work independently and in a team environment
    • Good conflict-resolution skills, ability to deal patiently, tactfully and effectively with emotionally charged situations and a client base with diverse cultural, educational and socio-economic backgrounds
    • Displays a positive work attitude and is enthusiastic
    • Good organizational skills

    Building Manager – Gatineau

    Osgoode Properties Limited, a leader in rental property management, has an opening for full-time permanent Building Manager.  Reporting to the Property Manager, the Building Manager is responsible to oversee the day-to-day operation of a multi-residential rental complex.

     

    As an energetic and career-minded individual, you are responsible for:

    • Supervising the site maintenance staff in the completion of their assigned duties
    • Receiving resident requests and addressing their needs
    • Ensuring the maintenance and cleanliness of the building is maintained to high standards
    • Showing and leasing of suites
    • Leasing application due diligence and approval
    • Administering all lease and renewal documentation
    • Overseeing leasing and administration staff as assigned to the building
    • Collecting rent and following-up on arrears
    • Maintaining building records within the company database (ledgers, deposits, leases)
    • Maintains occupancy, income levels and expense controls in accordance with budget requirements
    • Inspecting the condition of suites to determine required maintenance work for turnover
    • Overseeing the timed and planned preparation of vacated suites by staff and outside contractors to ensure show-ready condition
    • Ensuring contractors and staff comply with all applicable legislation including but not limited to Occupational Health and Safety, Fire Safety Regulations
    • Identifying maintenance issues and addressing these within budget
    • Ensuring all corporate standards and policies for staff, residents and building are maintained
    • Producing reports and maintaining records

     

    Requirements:

    • College diploma in Business Administration or relevant field of study
    • 3 to 5 years’ experience in property management, office administration, leasing or customer service
    • Knowledge of current laws and legislation pertaining to Régie du logement du Québec
    • Strong organizational skills
    • Ability to manage multiple assignments and deadlines
    • Excellent oral and written communication skills in French (English is an asset)
    • Proactive communication with tenants and prospective tenants
    • Ability to solve problems in a professional manner
    • Capacity to deal with sensitive issues
    • Excellent customer service
    • Proficiency using MS Office Suite (Outlook, Word, Excel)
    • Experience using Yardi or a similar database
    • Keeps current knowledge on practices in the market and other buildings in the area
