The post Why You’ll Love Calling an Osgoode Property Home appeared first on Osgoode Properties Blog.
]]>Thank you again for taking the time to tour one of our Osgoode communities. Now that you’ve seen the space firsthand, we wanted to share a little more insight into what makes living with Osgoode such a smart, comfortable choice, especially if you’ve compared our suites to newer builds around the city.
We’re here to make your next home feel stable, spacious, and supported. And if you’re getting ready to take the next steps, here’s why so many people choose Osgoode as the place they want to settle into.

Rent Control in Ottawa — A Huge Win for Your Budget
If budgeting and long-term planning matter to you, rent control is a big deal — all of our Ottawa communities are protected under Ontario’s rent control guidelines. That means your rent can only increase by a small, government-set percentage each year. It stays predictable, stable, and easy to plan for.
This matters even more if you’ve ever lived in a newer build. Many new-build apartments in Ontario are exempt from rent control, meaning rent can jump significantly year-to-year. A lot of renters tour with us after receiving an unexpected increase at a newer building and are relieved to find a more dependable option.
With rent control, you can put down roots without worrying that your rent will suddenly skyrocket. It’s one of the reasons so many Osgoode residents stay for years — it’s simply easier to enjoy life when your housing costs aren’t a surprise.

Spacious, Comfortable Suites — So Much More Room Than Many New Builds
Another reason people fall in love with Osgoode suites is the space. Our layouts tend to be larger than what you’ll find in many brand-new rental towers, which often offer compact “micro-style” layouts at premium pricing.
Osgoode suites, on the other hand, are known for their generous square footage and practical layouts. You get real living space — room for a proper sofa, dining table, workspace, or even a little reading corner. Our residents tell us over and over again that this extra breathing room makes a huge difference in comfort and daily life.
Plus, our buildings are professionally maintained by onsite teams who care. You get the charm and space of a long-established home, with the reliability of proactive upkeep.

A Helpful On-Site Team, Right in Your Community
One of the things you may have noticed on your tour is the friendly presence of our onsite team. Every Osgoode community has dedicated staff members who work right in the building or complex. They’re here to answer questions, help with maintenance, and keep the community running smoothly.
You’re never left waiting on a remote call centre or uncertain response times. It’s real people, right here, who get to know you and your home.

Transit, Shopping, Schools — Everything Right Where You Need It
All of our communities are placed in convenient, desirable neighbourhoods with everyday essentials nearby. Groceries, pharmacies, parks, restaurants, transit, and schools are all close — which means less time commuting and more time enjoying your neighbourhood.
Whether you’re a student, a family, a working professional, or someone seeking simplicity, these locations make life easier.
Ready for Your Next Step?
If your tour left you thinking, “I could really see myself living here”, now is a great time to start your application. Our suites are in high demand — and applying early helps secure the home you want and speeds up the approval process.
If you’d like help with the application or want to confirm availability, our onsite team would be happy to walk you through everything.
We’d truly love to welcome you home to an Osgoode property — a place where you can enjoy stability, space, and a community that takes care of you.

Harnessing big energy in small spaces.
If your furry friend is full of energy, you’ll need to get a little creative with your routines. A deep understanding of your dog's needs is essential to ensuring they get enough exercise. Beyond just physical exercise, mental stimulation plays a crucial role. Interactive toys like puzzles and treat-dispensing games can mentally engage your dog and curb destructive behaviours.
Regular training sessions, tailored to your dog’s attention span, reinforce obedience and strengthen your bond. These activities ensure your pup remains healthy and happy, optimizing the limited space available for maximum benefit.

Image from Pexels
Teach them to be a gracious neighbour!
Educating your dog to be a considerate neighbour requires clever home modifications and creative training strategies. Start by minimizing distractions by strategically placing plants or blinds over windows; this reduces visual triggers that might cause barking or agitation. Additionally, using sound machines can help drown out the noise from the street or neighbouring apartments, keeping your dog calm and less reactive.
For a direct approach to training, teach them the "put a sock in it" trick: Train your dog to grab a toy whenever they hear a disturbing noise. This distracts them and provides a constructive way to channel their energy and silence their barks, making your living environment peaceful for everyone around.
Mastering potty training.
Living in an apartment with a dog requires careful management of their bathroom needs. Establishing a consistent schedule with 20 to 30-minute walks in the morning and evening, plus shorter outings during the day, is essential for preventing accidents and helping your dog adapt to apartment living. For added convenience on busy days, consider using real grass or artificial turf patches, which some companies deliver, to mimic the natural environment.
Preparing for a move to a new apartment should also include getting your dog used to indoor activities and visiting the new space beforehand. This helps them become familiar with their new surroundings to ease the transition, ensuring you and your pet can enjoy a comfortable and happy home environment.

Image from Pexels
Get your buddy a social life!
Transitioning a dog to apartment living requires thoughtful socialization. Start by gradually introducing your dog to the neighbours and other dogs, particularly in settings like dog parks where they can observe at first and make friends at their own pace. Reward positive interactions with treats to reinforce good behaviour! Ensuring your furry friend is accustomed to coming into contact with other dogs will prevent explosive reactions indoors or outdoors – the less reaction, the better! Helping your dog become a social butterfly will make it easier to go in and out of the apartment buildings and prevent excess barking and high-energy reactions indoors.
Adjusting to apartment life with your dog can be a fulfilling and enjoyable journey with the right approach and tools. You can ensure your dog thrives even in a limited space by setting up a stimulating environment, managing their potty needs, teaching good neighbourly habits, and fostering social interactions. Patience and consistency are key as your furry companion learns to navigate this new lifestyle. So go ahead, make the most of your shared space, and enjoy the countless cozy, joyful moments to come with your well-adjusted, tail-wagging friend!

Embrace the space
So you’ve found the couch of your dreams—dark brown shiny leather with all the details you could ask for. You’ve made the purchase, picked it up, and are ready to set it upon move-in day. Here’s the problem: Where you planned to have the couch is the darkest part of your apartment, and now the couch has made it even darker!
Give yourself time to get to know the space before you decide on colour schemes and designs – you have time!

Facebook Marketplace is your best friend
Are you setting up your first apartment? Say hello to your new BFF: Facebook Marketplace! It’s a treasure trove where cozy sofas meet vintage pieces. Buying brand-new furniture is an adventure with a high price tag. Facebook Marketplace is an excellent place for first-time apartment owners; not only is this a great place to find budget-friendly furniture options, but an excellent option for those who want to be more environmentally conscious. While finding the pieces you truly want might require a little more patience, it will pay off in the long run!
Live, Laugh, Measure
Never underestimate the power of a tape measure; the unsung hero will save you from the “it looked smaller online” dilemma. Nothing is worse than finding and purchasing your dream sofa, only for it to not fit through the door. Avoiding these mistakes will make all the difference in ensuring your hard-earned money will not go to waste. Measuring ensures that everything fits just right, making moving day less of a Tetris challenge and more of a smooth slide into your new home. Remember, measure twice and move once!

Pace yourself
Here’s some golden advice for first-time apartment residents: Move at your own pace. There is no need to rush into buying the priciest and trendiest decor right off the bat. Instead, focus on some essential pieces that you can afford and feel right for you. Remember, your first apartment is only a reflection of your journey – no need to race to fill it up with items that might be out of style in the coming years. You do not need to have it all figured out right out of the gate; you have plenty of time to explore what makes your place home.
Setting up your first apartment is not just about filling it with furniture; it's about creating a space that resonates with your personality, aligns with your budget, and allows room for you to evolve. So take your time, enjoy the process, and watch as the blank slate transforms into “Home Sweet Home.” Happy decorating!

Chat Up Those Future Neighbours
Befriending your neighbours and being an active member of the apartment community is about more than just enjoying a social life. Building relationships with the people living around you offers a network of support when you aren’t home. These connections can be valuable, even if it’s just someone to water your plants, grab your mail, or simply keep an eye on your place while you’re away. So, get chatting with those neighbours!
Secure Package Delivery
No one likes having a package stolen right from their front door. That’s why we have security measures in place in all of our buildings to prevent theft and eliminate the need for delivery people to come directly to your front door. At most of our properties, we have Snaily Boxes ready to be used by our residents for safe and secure delivery and storage. If Snaily Boxes are not available, ask a trusted neighbour to bring the package inside for you. Keeping yourself safe comes down to the small details, even your deliveries!

Image from Pexels
Holding the Door Open
Each resident is given a key fob to enter our properties, as well as codes and methods to let guests in and out of the building. Remembering this is essential to keep uninvited visitors out of your building. Holding the door open for someone is a lovely thing to do, just not when it comes to the safety of each of our residents!
Pay Attention to your Digital Footprint
Staying digitally savvy is just like putting on sunscreen on a hot summer day: Protection is key! In the age of social media and posting our lives for the world to see, being careful with what you share online is essential. Personal safety doesn’t just stop at door locks and doorbell cameras; this also applies to what you post online. Avoid sharing that you live alone, where valuables might be, the layout of your home, or that you might be out. Staying vigilant about your digital footprint is another layer of security, and it's just as crucial to staying safe.

Image from Pexels
Curtain Call
Close those curtains to keep prying eyes away so you can keep your private life, well, private! Whether you’re on the 30th or 1st floor, protecting yourself and your home starts with how much people can see through your windows. It’s not just about personal privacy; obscuring the view into your home can prevent potential intruders from getting a sneak peek at the layout of your living space and eyeing any valuable belongings you may have. This is a simple yet effective way to deter would-be watchers and keep your sanctuary just that – a safe and secure slice of paradise.
Investing in Your Home Security
Whether this is a door camera or a renter-friendly security system, putting systems in place to protect your home allows you to monitor the exterior of your apartment, leaving little room for surprises. Door cameras are beneficial when dealing with unwanted characters or package theft; having this on video can help if you need to identify the person for the police or your landlord. These home security systems are easy to get and even more straightforward to set up, leaving little room for error or worry. Invest in your security and sleep easy at night!
Transforming your apartment into a secure paradise is all about taking smart, proactive steps toward your personal safety. Upgrading locks, getting to know those who live and work in the building, monitoring what you post on social media, and more can help give you that extra peace of mind.

]]>The post The Osgoode Properties Guide to Understanding Rent Control in Ontario appeared first on Osgoode Properties Blog.
]]>However, there are times when rent control does not come into effect! All builds in Ontario that have been built after 2018 are exempt from rent control. This means landlords can raise rent only after the tenancy agreement has been concluded. So join us as we dive into rent control and explain how it works, the pros and cons, and answer some common questions Osgoode Properties residents may have!

Image from Pexels
Rent Control Explained
Rent control serves as a safeguard for residents, preventing rent from skyrocketing too quickly and ensuring consistency in living expenses. It aims to provide stability and affordability in rental markets, particularly in areas with concerns about rapidly rising costs. However, in 2018, the Ontario government removed rent control for new builds to encourage the creation of more housing spaces. While landlords have some flexibility in adjusting prices for exceptional circumstances like property renovations or increased operating costs, these exceptions are regulated to ensure fairness.
Rent increases typically occur once every 12 months, with landlords required to provide written notice 90 days in advance. In Canada, annual rent increase guidelines set by provincial or territorial governments outline the maximum allowable percentage for rent increases, aiming to balance affordability for residents and reasonable returns for landlords. These guidelines vary between provinces, considering factors like inflation rates and housing market conditions, promoting transparency and predictability in the rental market for a more stable housing environment.
Rent Control Policies After 2018
Since November 2018, Ontario has witnessed shifts in its rent control policies. At that time, a decision was made to exempt all new builds from rent control measures, serving as an incentive for developers to pursue new construction projects. For residents of these newly built properties, this exemption implies that landlords hold the authority to increase rent by any amount once the agreed-upon timeframe has elapsed. This change shows how hard it is to make rules that make both renters and builders happy while trying to create a housing market that's fair and works well for everyone.
The Osgoode Difference
As one of eastern Canada’s largest owners of residential rental properties, Osgoode Properties prides ourselves on our ability to look out for our present and future residents. All of our Ontario properties were built before 2018, which means all our apartments are guided by rent control. This ensures that our tenants benefit from the stability and predictability afforded by rent control measures, allowing them to plan their finances with confidence.
At Osgoode Properties, we understand the importance of providing affordable and secure housing options, and we are committed to upholding these principles while delivering exceptional living experiences for our residents. So rest assured, you can enjoy the peace of mind that comes with rent control protections, ensuring a bright future in your new home.

Rent Control Q&A
Here are some of our residents’ most asked questions about rent control.
- What provinces and territories in Canada have rent control laws?
Most provinces and territories in Canada have some form of rent control legislation in place. However, the details and extent of rent control measures vary widely. For instance, provinces like Ontario and British Columbia have comprehensive rent control policies that cover most rental units, while others may offer more limited or temporary regulations.
- Are there any exemptions to rent control policies?
While most residential rental properties fall under rent control, there are often exemptions for certain types of housing or situations. For example, some provinces may grant immunity from rent control regulations for a certain period to new construction or units that have been significantly renovated. Additionally, some rental properties may be spared if they are owned or operated by specific organizations, such as non-profit housing providers.
- Can landlords apply for rent increases above the allowable limit?
In some cases, landlords may apply for rent increases above the allowable limit set by rent control regulations. This often requires demonstrating significant financial hardship or the need to cover specific expenses, such as major repairs or renovations. However, approval for such increases is typically subject to review and approval by a regulatory body or government agency.
Rent control is an essential policy that all renters should be aware of. In Canada, this vital policy serves to foster fairness and stability in the rental housing market. By striking a delicate balance between the interests of all parties, rent control helps ensure that housing remains accessible and affordable for all.

]]>Welcome to the wonderful world of cohabitation, where mismatched socks, shared chores, and late-night debates about pizza toppings are all part of the package deal. Whether you're about to embark on this journey or you're already in the thick of it, let's dive in and make renting with a roommate a rewarding and memorable experience.

Image from Pexels
Ask the Right Questions
Before you make the jump from acquaintances to roommates, getting a good feel for the person and their lifestyle is essential to ensure that you can not only live together but can do so without being at each other's throats. Learning more about your potential roommates can help you understand where they’re coming from and how they lived prior to meeting you. Asking questions about schedules, pet peeves, and jobs can prevent issues before they even start. So get chatting!
Create a Roommate Agreement
No, not the kind you’re thinking of that Sheldon from the Big Bang Theory created – something a little more realistic. How will you share the responsibilities? How will you handle guests? How will you stay on track with expenses? Creating these guidelines will help with future hiccups and avoid misunderstandings.
In this roommate agreement, you should include a failsafe way to communicate, solve disputes, divvy up financial responsibilities, and respect each other's boundaries. Consider also including a policy around having guests in the space; how will you inform each other of impending guests? Outline these expectations within the agreement and stick to them!
Sitting down and writing it out together can ensure that you both not only agree but can follow through on these promises. Confirming that you have both signed the agreement can increase your chances of being successful in renting your shared space. Re-visiting the agreement annually is also essential to keeping the agreement real and reasonable!
Image from Pexels
Communication is Huge, but Compromising is Key!
You’re both adults, not mind readers! Understanding this simple fact can help you find common ground and build failsafe solutions to communicating in a respectful and compassionate way. Being able to communicate when you feel frustrated, angry, or unhappy in a productive way can make all the difference. Just like you, your roommate is not a mind reader—they cannot help with what they do not know.
While communication is big, knowing when to compromise is a skill to be mastered. Compromising with roommates doesn't just mean buying the type of milk they prefer, or using a different brand of soap—it also means remaining flexible and being willing to adjust your expectations. Compromise is essential for maintaining peace and harmony within your space, accepting that sometimes, people just do things differently than you. Finding that middle ground can build stronger, easier, and long-lasting relationships.
Divide and Conquer on Household Chores
Like with most things, chores are easier when done as a team! Chores are not always the most exciting, but they are very necessary for keeping a clean and safe home. Very few people get excited at the prospect of doing the dishes on a daily basis, but they need to get done.
Having some clear guidelines for keeping your shared space clean will aid in the inevitable argument over who took out the trash last – try having a whiteboard on the fridge for these items. (You can find some inexpensive ones at your local dollar store!).
Consider this: If you are someone who doesn’t mind cleaning the kitchen but hates the idea of cleaning the bathroom, try to assign roles to each other to get these jobs done!

Image from Pexels
Break Bread Together
While you do not have to be the best of friends in order to be roommates, sharing a meal or having weekly time to hang out and relax could be the best way to stay on common ground. Try things like having breakfast or dinner together, weekly game nights, or watching that cool new action movie that just came out on that streaming platform. Establishing some sort of friendly relationship outside of just talking about when rent is due or whose turn is it to empty the dishwasher could make all the difference! So, break bread together! Share a meal, tell some stories, gossip about work—create some space for you both to just exist in each other’s company.
Just remember: This is their home, too! It's not just up to you to make the rules. You all split the rent, which means you all split the responsibilities of living in a shared space. The more respectful you are of each other, the more enjoyable your living situation will be.

Apartment-Friendly Christmas Trees
Let's face it – real Christmas trees can take up a lot of precious floor space, and despite their undeniably charming aroma they can also quickly become a fire hazard (we all forget to water them sometimes!). Opt for a space-saving faux alternative like a slim or corner Christmas tree that fits seamlessly into your cozy abode. Wall-mounted or tabletop trees are also fantastic choices for those who truly want to maximize every inch of space without compromising on holiday spirit.

Wreaths for Every Door
Wreaths, those iconic symbols of holiday cheer, are a timeless and elegant way to adorn your apartment doors without intruding on your living space. Hang a wreath on your front door, bedroom door, or even inside as a centrepiece for your apartment. They add a touch of festive charm without cluttering your limited space. Pro tip: Use a wreath as a centrepiece on your dining table for Christmas dinner, topped off with some faux candles and a few baubles that sparkle.

Command Hooks: The Unsung Holiday Decorating Heroes
If they aren’t already, Command hooks will quickly become your new best friends in holiday decorating. These versatile hooks are a game-changer for apartment dwellers (step away from the hammer and nails!). Hang your stockings, lights, and ornaments without leaving a mark on your walls. They're easy to apply and remove, making them a renter's dream for temporary decorations.
Twinkling Lights to Set the Mood
Create a cozy ambiance with indoor Christmas lights or string twinkle lights. Drape them over curtain rods, along shelves, or around mirrors to add a warm and enchanting glow to your apartment. The soft lighting will make your space feel festive without overwhelming it. Add to the ambiance with some holiday-scented candles – think pine, spicy vanilla, or peppermint. Arrange candles of varying heights on coffee tables or countertops, letting the flickering flames cast an intimate glow.

Double Delight with Multifunctional Decor
Make the most out of your holiday decorations by choosing items that serve multiple purposes. For example, use decorative storage bins or festive baskets to declutter your space and add a touch of holiday charm. Multi-functional decor is the secret to maintaining a stylish and organized apartment during the holidays.
DIY Decor for a Personal Touch
Get crafty with it! DIY decorations that reflect your personal style can be so much fun to make. Create your own garlands by mixing and matching materials like pinecones, twine, and festive beads to create an eye-catching display. Drape them over doorways, along window sills, or even on your holiday tree. Gather friends and family for a festive ornament-making session. From painted bulbs to personalized keepsakes, each ornament becomes a cherished memory.

This holiday season, let your apartment shine with festive flair while maximizing space and maintaining a chic aesthetic. Happy decorating, and may your holidays be merry and bright in your apartment wonderland!
