As we wrap up 2024, we’re looking back on an exciting year filled with upgrades and improvements across our communities. At Osgoode Properties, we’re always working to make our buildings better places to live, and this year was no different. Here’s a quick look at some of the key projects we completed in 2024:

Platinum Suites Conversion at A Touch of Elegance (Ottawa)

This year, we transformed the Platinum Suites at A Touch of Elegance into modern, luxurious spaces. These updates included sleek finishes and thoughtful designs to give residents a living experience that feels both upscale and comfortable.

Parkay Towers: Modern Rental Office Upgrade

We refreshed the rental office at Parkway Towers to make it more welcoming and functional. The modern design and new layout help create a better experience for residents and visitors alike.


 

Lakeview Apartments: Balcony Restoration

The balconies at Lakeview Apartments got a much-needed update this year. These improvements ensure that residents have safe, attractive outdoor spaces to enjoy.


 

Lincoln Park Towers: Common Area Renovations

We gave the common areas at Lincoln Park Towers a fresh look with updated finishes, lighting, and furniture. These changes create a more inviting space for residents to relax or spend time with their neighbours.

Upgrades at Multiple Communities

We also made practical upgrades at several communities, including laundry room renovations and other key improvements. These changes were designed to make everyday tasks easier and more convenient for our residents.

Rockcliffe Apartments: Generational Upgrade – Area Renovations

To finish the year, we completed renovations at Rockcliffe Apartments. From new flooring to updated furnishings, these changes have made the shared spaces more welcoming and comfortable for everyone.

Looking Ahead

As we get ready to step into 2024, we're reflecting on the construction projects that have helped redefine residential living for Osgoode Properties residents this past year. From elegant suite conversions to modern office upgrades and green initiatives, we're implementing changes and upgrading spaces to leave an indelible mark on our residential rentals.

Here are a few updates from this past year that we’re proud to share with our residents.

 
Platinum Suites Conversion in Ottawa for A Touch of Elegance

One of our standout projects this year is our Platinum Suites conversion, a collaboration with Capital Royal Renovations. The makeover has brought a touch of luxury to several of our Ottawa properties – Lincoln Park Tower, Parkway Towers, Lakeview Apartments, The Faircrest, and Riverton Park. Approximately 30 suites have been revamped to include new LED light fixtures, in-suite climate controls, stainless steel appliances and quartz countertops, new luxury vinyl plank flooring, new bathroom fixtures, and plumbing and electrical upgrades.
 

 
Lincoln Park Tower: Modern Rental Office Upgrade

The rental office at Lincoln Park Tower underwent an overhaul, introducing residents to the vision of the entire design team at Osgoode Properties. Interior colours were chosen to align with our brand identity; the upgraded office offers a modern solution that enhances the resident experience.
 

 
Juliana Apartments Balcony Project: Phase One of Renewal

In the first phase of the Juliana Apartments project, old balconies were replaced with new concrete pads and modern glass railings to improve structural integrity and aesthetic appeal. This ongoing endeavour, initiated in 2019, promises a revamped aesthetic for the building by May 2024.
 

 
Riverton Park: Balcony Upgrades and Green Initiatives

Over the past three years, Riverton Park has received a significant upgrade to the building’s balconies as well as the installation of electric vehicle chargers and a backup generator. These changes speak to Osgoode Properties’ commitment to green initiatives and providing residents with the tools needed to lead sustainable lifestyles.
 

 
Parkway Towers Canopy: Resolving Structural Concerns

The canopy at Parkway Towers underwent a vital upgrade to address structural issues. The improvements were both functional and aesthetic, as seen in the before and after photos below. The new canopy enhances safety and stability while refreshing the building’s visual identity to create a more inviting space for residents and visitors alike.
 

 
Common Area Renovations

The common areas at Pleasant Park, Lincoln Park Towers, and Richlin Apartments experienced a facelift this year, with upgrades including new lighting, carpet, and paint to create a fresh and modern atmosphere. Occupancy sensors were installed to detect when the space isn't being used, at which point the lights will turn off automatically to conserve energy.
 

 
Generator Project Upgrades: Powering Reliability

In an effort to ensure uninterrupted power supply and improve safety and convenience for residents, we have installed new generators at Riverside Towers, Lakeview Apartments, Le 700 St. Joseph, Kingsview Apartments, Le Salaberry Apartments, Pleasant Park, and The Oaks Apartments.
 

 
Fitness Room Updates For a Healthier Lifestyle

Exercise enthusiasts rejoice! We’ve upgraded the fitness rooms at Riverton Park, Brittany Drive Apartments, Richlin Apartments, Parkway Towers, Lincoln Park Tower, The Faircrest, and Le 700 St. Joseph. The fitness rooms feel bright and welcoming with new artwork and a fresh coat of paint, making it just a bit easier to get motivated to reach those 2024 fitness goals.
 

 
This year at Osgoode Properties we’ve not only focused on transforming our rental properties but also on reshaping the way our residents live and thrive in them. The new year is rolling in quickly and Osgoode Properties has been hard at work upgrading and renovating our properties to offer residents the most comfortable spaces to call home. Just in time for 2023, we’re excited to share exactly what we’ve been working on!

Platinum Suites Conversion Project – Capital Royal Renovations:

The platinum suites at Lincoln Park Tower, Parkway Towers, Lakeview Apartments, The Faircrest, and Riverton Park have all received upgrades this year! Capital Royal Renovations has installed all-new granite countertops and stainless-steel appliances for the kitchen aficionados among our residents. The suites have been upgraded with new doors and cabinets, high-quality laminate vinyl panel flooring, individual thermostats, and walk-in closets to create a luxurious feeling for the utmost in comfort.

Common Area Renovation – Lincoln Park Towers:

Upon entering Lincoln Park Towers now, you’re greeted with modern, updated finishings, bright lighting, new carpeting, and comfortable seating. Neutral greys, creams, and browns were chosen to create a warm, inviting atmosphere while flush mount light fixtures were installed to maximize ceiling space and create an open concept feeling.

Roof Renovation – The Juliana:

Osgoode Properties construction project manager, Todd Davies, led a roof renovation this year at The Juliana on Bronson Avenue. Interface Contracting Solutions and Cleland Jardine Engineering partnered to replace the old roofing system, install new roof anchors and new roof drains. The project was finished with perimeter flashing to weatherproof and seal the roof cover system at the edge of the building.

New Monument Signs:

In keeping up with appearances, we’ve added new monuments at Kingsview Apartments, Riverside Towers, The Faircrest, Eastwood Park Apartments, Le Faubourg de L'ile in Gatineau, The Oaks Apartments, Brittany Drive Apartments, and Pleasant Park. When driving up to one of these properties, you’ll be welcomed by new signage that reflects a modern, clean design displaying the name of each residence, address, and contact information for the property. A little bit of greenery and floral add a colourful touch to the base of each sign!

Pool Upgrade – The Oaks Apartments:

Although summer is out of sight (for now!), residents living in The Oaks in Ottawa South will be enjoying an upgraded pool in 2023! New fencing and a new pool deck have been installed and new furniture added to create a fun and inviting outdoor space where residents can sit back and relax when the heat hits Ottawa.

Generator Project Upgrades:

Riverside Towers, Lakeview Apartments, and Le 700 St Joseph in Gatineau have been equipped with new emergency generators to ensure our residents never go without power, especially in the cold winter months! Emergency generators ensure the buildings maintain power in the event of an outage. Each generator is maintained regularly and kept up to date, meaning residents can rest easy knowing they’ll always have power.
 

It has been a busy construction season at Osgoode Properties! We’re always working to bring you, our residents, the most comfortable and modern living spaces in Ottawa and the National Capital Region. There are many other projects that are ongoing, and we’re excited to unveil them in 2023!

It’s been a busy several months over here at Osgoode Properties! Our Construction Manager, Todd Davies, and his trusted sidekick Maya The Construction Dog have been leading our team through a wide range of construction projects at several of our buildings across Ottawa, Gatineau, and Kingston.

Let’s take a closer look!

Balcony Restoration – Westview Apartments – Kingston

Working with Bassi Construction and their sub-contractors from Mascon, we completed a full-scale balcony restoration at Westview Apartments in Kingston. This project consisted of the installation of new framing, balconies, railings, and waterproofing systems. We are so pleased with the results!

Stone Façade Installation – Kingsview Apartments – Ottawa

Kingsview Apartments in Ottawa was due for an exterior facelift. Collaborating with the team at Capital Royal Renovations, we installed a brand-new stone façade around the front of the building. To finish off the look, we planted beautiful flora to add some life and colour to the property.

Newly Paved Visitor’s Parking – Parkway Towers – Ottawa

Thanks to the team at D-Squared Construction, the visitor’s parking at Parkway Towers in Ottawa is looking fine! This construction project involved the installation of new CIP curbing, a fresh coat of asphalt, and new line painting to top it all off. Talk about curb appeal! We executed this exact project at 11 other buildings across Ottawa and couldn’t be happier with the finished product!

Architectural Wood Cladding Installation – Bayridge Apartments – Kingston

The newly installed architectural wood cladding is looking fine over at Bayridge Apartments in Kingston! Timber cladding offers an array of benefits. It’s easy to install, it protects the walls from the elements, it filters and minimizes noise, it’s extremely durable and it’s more environmentally friendly. Special thanks to the team at Maddison Construction for a job well done!

Emergency Generator Installation – 4 Properties – Ottawa/Gatineau

With the help of the crews at Carleton Electric and LRL Associates Ltd., Riverside Towers, Riverton Park, Lakeview Apartments, and Le 700 St. Joseph have all been equipped with new emergency generators. These generators will ensure the building maintains power in the event of an outage. Shout out to the teams for a job well done!

Backflow Preventer Installation – 11 Properties – Ottawa

In order to maintain compliance with the City of Ottawa’s Backflow Prevention Program, Osgoode Properties completed the installation of backflow preventers at all of its buildings across Ottawa. These systems protect drinking water quality by ensuring the appropriate installation and inspection of devices that prevent contaminated water from flowing back into the City’s water distribution system. Thank you to Tourangeau Mechanical Plumbing for their work on the surveys, engineering, and installation of these devices!

Pool Rehabilitation – Faircrest Apartments – Ottawa

Working with the teams at Maddison Construction and Poolworks we completed a pool restoration at Faircrest Apartments in Ottawa. This construction project included localized concrete repairs, new electrical grounding, new epoxy-based pool paint, as well as installation of landscape pavers and Astroturf in the pool area. This project was completed during the COVID-19 pandemic amenity shutdown, so next season our residents can enjoy a full summer of poolside fun!

Garage Restoration – The Oaks – Ottawa

Starting in 2020, we began a full-scale parking garage restoration at The Oaks Apartments in Ottawa. Working with the crews at Alti Construction Ltd. and Cleland Jardine Engineering, the scope of work for this project included localized concrete repairs, a new waterproofing system, new expansion joints with concrete caps, updated draining and plumbing system, new LED lighting and the installation of new pedestrian stairs. This project wrapped up in August 2021 and we are thrilled with the final product. Thanks again to all our residents for their patience throughout this project!

Suite Upgrade Program – 7 Properties – Ottawa

Over the past year, we’ve also rolled out a Suite Upgrade Program. As part of this program, we update vacant suites with new finishes prior to renting them again. These upgrades include everything from LVP flooring to granite counters, updated cabinetry, and more. To date, we have completed 8 full unit renovations with 2 ongoing and 2 more scheduled for this month.

We weren’t kidding when we said it’s been a busy construction season!

At Osgoode Properties, we are dedicated to going above and beyond for our residents and the community, and part of that commitment is offering impeccably maintained, continually updated and amenity-rich buildings in great neighbourhoods.

Large capital projects, especially concrete repairs such as balconies and garages can be lengthy, expensive, and inconvenient to residents. When not handled with care they often lead to unanticipated costs, lower resident retention and higher vacancy all of which can disrupt cash flow. To help mitigate potential problems, careful planning and providing high levels of customer service during disruptive work are keys to success.

Providing excellent service is a core value at Osgoode Properties and goes beyond being professional and responsive to our residents (though this is certainly key!). It includes our commitment to ensuring that our properties are safe, clean, and well maintained. One of the ways we demonstrate this commitment is through our Capital Planning and Construction program. This program uses regular inspections and condition assessments of our buildings and their components; to identify potential issues, life expectancy of equipment and highlight areas that require improvements.

With this information our team builds the Capital Construction Program and utilizes the annual budget process to plan out the annual construction expectancy and anticipated five-year construction plan. This planning allows us to prepare both from a budget and a resident relation standpoint.

Benefits of a 5-Year Capital Construction Program

By planning in advance, we can:

  • Prepare owners about cash flow interruption and possible cash calls
  • Explore different financing options
  • Delay or bring forward non-essential or aesthetic capital to reduce annual capital expenditures
  • Provide ample notice to residents and prospective residents
  • Plan multiple resident meetings to discuss what to expect and how we can assist
  • Find parking alternatives and quiet spaces if the nature of work requires it

One of the most challenging elements of capital work is how to implement the necessary construction while being the least impactful to our residents as possible. This kind of planning allows the Osgoode Property Management team to assist and accommodate residents to ensure their needs, safety and questions are handled in a timely fashion.

Capital Planning During COVID-19

Although COVID-19 has changed many of the ways we do business it has not impacted how we plan and communicate capital projects. The pandemic did not change the structure of proper planning and providing customer service. However, considering the summer months often bring noisy work we looked at our plans and when appropriate from a safety standpoint moved some loud capital work into next year to not distress residents who continue to work from home. In planning for future projects, we will budget for sound proofing and look for ways to create quiet spaces.
